Dirk Rosenbaum, a Warema specialised retailer, drew on his wealth of experience with Warema’s vast product portfolio when building his new apartment building in Goch. A range of Warema sun shading products with smart controls and Warema railing systems lent a harmonious look to the facade while ensuring high-quality processes.

The modern apartment building was constructed in a suburb of Goch, close to the border between Germany and the Netherlands. Eight apartments are split across two regular storeys and a setback storey. The apartments have between two and four rooms, are accessible, and measure between 63 and 100 square metres. The underground car park is also equipped for people with disabilities and contains basement storage rooms. The property developers, who run a family interior decorating business near Goch, have consciously and successfully designed the building with older tenants in mind.

Typical of the region, the building is a classic lime sandstone construction with a clinker brick facade. The clinker bricks were the basis for the facade’s colour concept. Light-grey, hand-formed facing bricks were selected with an uneven surface and dark colour shades. The natural effect of this design element sits in contrast to the modern anthracite grey used for all windows and facade elements. The laminated colour finish for the plastic window profiles was available in RAL colours, as were all Warema products used, allowing the developer to work with a consistent colour scheme.

Everything from a single source

Rosenbaum Raumaustattung & Polsterei GmbH has been a Warema partner for twenty years now: “There was no question that we would use Warema in our building. Both because of our positive experiences with the quality of the products and how simple they are to install, and because of our good working relationship with the manufacturer. Plus, Warema really does offer a solution for every situation,” emphasises managing director Dirk Rosenbaum. This allowed him to form a coherent overall design using the facade elements – from intelligently controlled sun shading to balcony railings – and the Warema solutions. To make installation even easier, all products controlled via WMS are configured by Warema at the factory and can simply be plugged in and begin operation.

The Warema NA-RO top-mounted roller shutters were selected with a smooth aluminium curtain in a grey aluminium colour, creating a warm colour effect with the sand-coloured clinker bricks. Where necessary, the floor-to-ceiling plastic windows are fitted with the Warema VisioNeo Sun railing system. “This is a neat and visually unobtrusive solution to integrate railings directly into the body of the window,” explains Dirk Rosenbaum. The roller shutters in the bedrooms, as well as the external venetian blinds, are conveniently operated via WMS hand-held transmitters. Selected roller shutters are also fitted with Warema SecuKit, providing a second emergency route that can be operated with a belt in the event of a power failure.

Different sun shading – same look

As the balconies are south-facing, the property developer had the windows and French windows fitted with external venetian blinds for optimal control of light incidence while protecting against the sun. Zetra 80Z dim-out slats were selected, which allow rooms to be dimmed out completely and have the perfect dimensions to match the shutter profiles. “Two roller shutter slats are the exact same height as one external venetian blind slat. They could also be installed directly next to one another and still maintain a harmonious look,” says Dirk Rosenbaum. The external venetian blinds are controlled using a push button and a WMS hand-held transmitter. The super-fast terrace motors installed in the living rooms and kitchens raise the external venetian blinds three times faster than a standard motor and provide access to exit routes in less than 20 seconds. The Warema Terrea 580 patio awning adds the finishing touch, and a dash of colour to the timeless facade with their grass green fabric.

Delicate and transparent: VisioNeo View glass railing system

This project was the first time that Rosenbaum had used the VisioNeo View glass railing system. For the balconies, he opted for a version with one centre pole and two continuous poles. The laminated safety glass made from 2 x 8 mm single pane safety glass extends both upwards and to the sides, creating great transparency. The balcony cover panel conceals the few fixing points on the structure and adds a pleasing finish to the exposed concrete.

By using various sun shading solutions, we can ensure that the light conditions in each room can be controlled as needed: nice and dark for a restful sleep or, in the other rooms, highly adaptable to the activities and well-being of the residents. The apartment building in Goch has space for six apartments with balconies across two storeys and two additional penthouse apartments on the setback storey.

To create the balconies, U-shaped prefabricated parts in exposed concrete were anchored into the floor ceilings. Vertical slabs of exposed concrete protect the privacy of residents.

In the Warema VisioNeo View balcony railings used in this specific property, two panes of glass are held by three delicate poles. A cover sheet adds a pleasing finish to the exposed concrete.

Warema roller shutters were installed for sun shading, as well as Warema external venetian blinds on the balconies. The A35 roller shutter profile and the Zetra external venetian blind dim-out slats are visually coordinated to give the facade a harmonious look.
